Removing carpet actually isn’t a bad idea, especially if it wasn’t recently replaced. Shit can get naaaaasty. Steam cleaning only does so much.

did the walk through yesterday, supposed to get full report any time now

place needs some work but it's perfectly livable. foundation/bones of the house are in good shape. no signs of water damage in the attic. electrical is good but the panel could use some maintenance and some of the outlets aren't grounded but they fully support it, just need rewired. water heater works but he said it's a bit old. basement was in great shape, no foundation cracks or leaks

the sinks all need a little bit of work, they all leaked but i actually know how to fix them. there are two air conditioner units but neither thermostat had power so the inspector couldn't test them, he wasn't sure what was going on there. we're hoping we can get the seller to address this. the deck sucks but i knew that/don't care right now. the roof was fine but he didn't like how metal sheeting had been laid over top the shingles, he said it was done poorly. there are a lot of random things that need work but nothing really critical

waiting on full report to decide what to do. i think i feel overwhelmed right now because i have to actually make a decision soon and i don't immediately want to say no this time

If the seller is that motivated they should work with you. Going off what you have listed, the roof would be my big issue that might cause me to drop the whole thing.

You can always renegotiate with the owner to account for getting the roof fixed and the thermostats.

there is metal sheeting on top of a shingle roof. he said it was in good condition right now but he didn't think the metal sheeting was put on top very well. hoping we can negotiate a little further to at least either get the hvac stuff figured out or may a price decrease

finally got report but he had pretty much covered all of it during the walkthrough

getting a quote about the roof and a structural hard-on bearer to look at some things tomorrow, guess we're going to use that to either attempt to get a lower price or have them do some repairs

this shit is stressful

had a roofer and a structural engineer check the place out today. roof needs replaced, waiting on quote. engineer checked out some cracks in the brick and drywall, nothing major, just need some things filled and patched. he also took a look at the electric panel and a few other things and said they weren't in good condition.

place needs like 25k worth of work. i feel kind of torn. we may try to ask for that much off the selling price but even then that's still 25k i need to invest in the place. i doubt they would repair that much and i also don't trust them to do it right.

would be upset to pass on it but i don't want to get myself in over my head

I mean if you get it knocked off between sale/closing costs, it's not the end of the world if you really like the place.

Sometimes I wish would have taken a bigger monthly payment and been a little more house poor.

leaning towards not buying now. it simply needs too much work and i won't have much money after the down payment, closing costs, and move. nearly everything inside the house needs work and/or replaced. i'm okay with spending money and doing work but this seems like too much. i don't want to spend the next 5 to 10 years pouring money into this place you know

i've learned so much from this house it's crazy. the inspector, engineer, and roofer took a lot of time to tell me all kinds of things about the house. i'll now know to look for all of these things on the first walk through of any house i look at going forward so it's been a really valuable lesson.

i spent $625 on the inspector and $250 for the engineer. expensive but worth it.

it was a cool place but it would wreck me financially and just be a headache for the next decade. gonna give the house search a break right now and just keep saving and what not. super stressful couple of weeks.

none of the process makes sense to me. the seller will give you a sheet of information but it doesn't have to be verified by anyone. and before you can have your inspection done you have to have already made an offer on the house. :huh:

I would have put in a disrespectful offer after the inspection and it being on the market for a year. I'm talking like $125k level of disrespectful.

i'm with nick, they are asking an absurd amount for a house in that kind of shape that's also in the middle of the humming metropolis of waco kentucky

that's a big-ass fucking yard though, you could plant a proper orchard out there

Zim look up the latest core inflation graph that includes housing, you'll see that it's trending downwards, so if you wait a bit before buying you'll see better pricing in a year or two.
