the list price is 235k and that's what i've offered right now, i can go about 5k higher but that's it. the person helping me thinks this place has huge potential. super worried that someone is going to swoop in with a high offer cause the place is really cool. i would prefer to live outside of town but this place has an acceptable amount of privacy.

i already signed all the paperwork for the offer and what not, its been sent to the listing agent. feeling pessimistic on this but hoping for the best

big gay pool party at my place, except none of you are invited, maybe gleeso

"The listing agent shared the signed accepted offer late last night after I went to bed. You now have a contract on the property. Congratulations!!! Now, it's time to schedule a Home Inspection. I will share the list and we can talk about it."

at least the market has settled down enough that you can get inspections now. most of this year, you would've been competing with all-cash offers at like 10-20% over asking with inspection waivers :dizzy:

honestly that's why i did it, i wasn't even looking before last week. my boss told me i should pull the trigger while i have a good chunk of cash saved and really good loan offer. no one seems to agree on whether or not if and when the market will crash but from what i read, everyone expects prices to rise well into next year. i'm also surprised i got it, i hear most people do a 20% down payment but i only did 10%.

also i'll totally admit that i've been a little jealous of my peers lately, feel like everyone is getting a damn house and here i am in this shoe box of an apartment for almost a decade. :redneck:

rates are historically low right now so it's definitely a good time to buy in that respect. more broadly speaking a crash is definitely coming, but it's anyone's guess as to how much that spills over into the housing market, and of course the 'when' of it is the real question. propping up financial markets and juicing financial asset values is the name of the US economic policy game though, so it could be years before the music stops.

2,532 sqft according to the site, i don't even know if that's considered a good amount. the rooms are kind of on the small side but there are a lot of them plus tons of basement space so no worries. honestly trying not to get hyped up until after the inspection happens, could be some deal breaking secrets looming in this place. i'll be much more excited if i get a green light after next week
