That furniture is all there. And yes it's an HOA community. I got bothered by them once about letting too many weeds grow on my lawns, but I fixed that and I've been diligently maintaining them.

I will never understand the idea of paying a lot of money to let some busy bodies tell me what I can and can't do with my house.

I think some of your apprehension comes from the horror stories you read about where the busy bodies are breaking and entering. It's not always like that. The assumption is that their contributions (however limited) are towards making sure the community looks nice and orderly so that property values increase. So theoretically, you're paying them some money to maintain order and cleanliness, and your payoff in addition to that is the increase in property values. I pay I think $600 or so a year.

Also, your annoyance is somewhat misdirected. It's actually the builders who prop up the HOAs and act as the real dictators in those associations. I'm talking about the DR Hortons, the Meritages, the Pultes, and so on. They are the ones responsible for these HOAs getting set up in the first place.

the trick with finding long term renters is knowing your area, knowing the scene, advertising in the right places

there will be FB groups with a lingo that are going to be better than using just straight marketplace, and possibly websites etc. i don't know texas for shit

This venture has been a learning experience. For a while I was wondering why I got no business from these ads I was putting up. Someone told me to put beds in each room.

So I took the risk and forked out the cash to put in each room a bed with mattress/topper, a nice chair, side table and cawfee table. Then I reposted the add charging $800 per room. And boom, in two days all rooms got booked and I already have people living with me now. So I'll be making $2,400 per month from this. This is awesome (so far).

Nice! Now you just have to deal with the new routine. If they're three cool people then it will work out great
