yeah rents are obscene everywhere, they're skyrocketing in my city now. i'm really getting the itch to move but i can't afford to give up the deal i'm getting now.

Same shit is happening here.
Social rent houses are affordable, but you need to tick a lot of boxes to be eligible.
After that, there's a huge price gap to the "next step up" from that, which is either smaller apartments/studio's or bigger houses that were bought by investors or companies and then rented out for crazy prices.
We're super lucky with the current house purchase.

The woman and I are in the process of upgrading to a 2 bed/2 bath apartment with the same rental company and it’s only $1,025/month. We could get one for $995 but that ones not on the top floor which is 100% mandatory

I submit that since 2019, apartment rent on average for 2 bedroom apartments has got to have jumped $500 across the Dallas region in 2021.
